How long a roof really lasts in Central Texas
Asphalt shingles are often sold as 25 to 30 year products, but Central Texas shortens that. On a dark roof in August, deck temperatures can pass 160 degrees, which bakes the oils out of shingles and leaves them brittle. Add a hail season that runs roughly March through June and steady wind across the hills west of MoPac, and many Austin roofs need replacing at 15 to 20 years.
Age alone is not the deciding factor. We look at granule loss, cracked or lifted tabs, soft decking, failed pipe boots and how well the attic breathes. If a repair will honestly buy you several more years, the written report says so, and we will quote the repair instead.
What changes when a roof is built for this climate
The shingle is only one layer. A roof that lasts here starts with synthetic underlayment, a leak barrier membrane in valleys and around penetrations, new drip edge, and fresh flashing where the roof meets limestone, brick or stucco walls. We balance intake and exhaust ventilation so the attic sheds heat instead of cooking the deck from below.
On most homes we recommend Class 4 impact-rated shingles. They hold up better to hail, and many Texas insurers offer a premium discount for them, so the upgrade can partly pay for itself over the life of the roof. Ask your agent what your carrier offers before you choose, and we will send them the documentation.
What a one-day replacement looks like
Your crew arrives around 7 AM, tarps the landscaping and protects the pool, patio and driveway. Tear-off and a deck inspection come first. Any soft or rotted plywood is replaced at the per-sheet price printed in your proposal, so there are no open-ended surprises. Installation runs through the afternoon.
Before the crew leaves, they run a magnetic sweeper over the yard and driveway twice, haul away every scrap and walk the roof with your project manager. You receive a photo report of the finished roof and your warranty registration within the week. Very large or steep homes, tile tear-offs and metal systems take two to four days, and we tell you that before you sign.
