Where Austin roofs usually leak
The most common leak we repair is a cracked pipe boot. The rubber collar around plumbing vents breaks down in Texas sun, often years before the shingles do. Next come flashing failures where the roof meets a limestone or stucco wall, then valleys where debris from live oaks holds water against the shingles.
Wind is the other big cause. Strong gusts break the seal strip on shingles along ridges and rakes, and once a tab lifts, rain drives under it. Skylights, chimneys and satellite dish mounts round out the list. Each has a specific fix, and caulk alone is almost never the right one.
Repair or replace, answered honestly
A repair makes sense when the rest of the roof is sound and the problem is isolated. A roof under about 12 years old with one failed boot or a few wind-lifted shingles should be repaired, not replaced. We will say so even when a replacement would be a bigger job for us.
Replacement makes sense when leaks keep appearing in new places, the shingles are brittle enough to crack when lifted, or the decking is soft in several areas. In those cases patching becomes a recurring cost. Your report shows the photos behind our recommendation so you can make the call yourself.
