Lakeway homes, slopes and materials
Lakeway was developed from the 1960s onward, so Old Lakeway has older ranch and Hill Country homes, while Rough Hollow, Flintrock Falls and Tuscan Village hold larger, newer custom and semi-custom homes. Roofs here are often steep, with multiple ridges, turrets and stone chimneys, and many use concrete tile, standing-seam metal or designer shingles.
Steep, complex roofs take more time and more safety setup, so larger Lakeway projects typically take two to four days. Hillside lots also mean exposure to wind off the lake, which we plan for with fastening schedules and ridge details built to high-wind standards.
Architectural control in Lakeway
Lakeway neighborhoods tend to have active architectural committees, and many review roofing material, color and even ridge and trim details. Some communities keep strict palettes to preserve the look of the hills from the water. We prepare detailed submittals with samples and renderings and plan staging so driveways, stonework and landscaping stay protected.
The City of Lakeway also has its own building requirements, and we handle any permits needed for your project. On tight hillside driveways we plan material delivery in advance so trucks and dumpsters stay off fragile pavers.
