New construction and builder-grade systems
Most Fort Mill homes were built in the last 25 years, in communities like Baxter Village, Kingsley, Massey and Waterside at the Catawba. Many came with builder-grade systems that were installed quickly and sized by rule of thumb. We often find oversized equipment, long flex duct runs and upstairs systems in hot attics.
As those first systems reach 12 to 18 years old, Fort Mill homeowners are replacing them for the first time. It is a good moment to right-size the equipment, fix the ductwork and consider a heat pump or dual-fuel system.
Tega Cay and the Catawba River
Tega Cay and neighborhoods along Lake Wylie and the Catawba River see more humidity than homes farther inland, and many have finished basements that run damp in summer. We help with whole-home dehumidifiers and systems that run longer at low speed to pull moisture from the air.
South Carolina has its own permitting and inspection rules, and our install team handles them for every Fort Mill and Tega Cay job. You do not have to call York County or schedule inspections yourself. We are licensed in both states, and our office tracks each permit through final inspection.
