What a real roof inspection covers

A drive-by glance cannot tell you much about a tile roof. We fly the whole roof with a drone to catch broken tile, slipped ridges and worn coating, then walk the roof where it is safe and lift tiles at key spots such as valleys, eaves and around penetrations to check the underlayment.

We also look in the attic for stains, daylight and damp insulation. On flat roofs we check coating thickness, parapets, scuppers and any ponding areas. Everything goes into one report with photos, so you see exactly what we saw.

When East Valley homeowners should book one

The best time is spring, before monsoon season. Repairs are easier to schedule and cheaper than emergency calls in August. We also recommend an inspection after any big storm, when your tile roof passes 18 to 20 years old, and before you sell or buy.

For buyers, a roof report adds detail a general home inspection cannot, like how much life the underlayment has left and what a relay would cost. For sellers, fixing small items ahead of listing avoids surprises during the inspection period and keeps a roof question from reopening the price.

How long does a roof inspection take?

Most East Valley homes take 45 minutes to an hour and a half on site, depending on roof size and attic access. You do not need to be home for the roof portion, though we do need access for the attic check. The written report usually arrives within a day.

Do you walk on tile roofs during inspections?

Only where it is safe and only with care. Tile can crack under a careless step, so our inspectors walk the headlaps and rely on the drone for the rest. Any tile we lift to check the underlayment gets set back properly, and we replace anything we crack at no charge.

How often should I have my roof inspected in Arizona?

Once a year is a good habit, ideally in spring before monsoon season. Add an inspection after any major storm or any time a solar, satellite or AC crew has been on the roof. Older tile roofs and foam roofs close to a recoat benefit most from regular checks.

Can I use your report for a home sale?

Yes. Buyers, sellers and agents regularly use our reports during escrow. The report includes photos, a remaining life estimate and prices for any repairs, which helps both sides negotiate with real numbers instead of guesses. We can usually schedule inside a typical inspection window.
