Roofing for Gilbert homes and HOAs

Gilbert grew fast in the late 1990s and 2000s, and a lot of those tile roofs are reaching the age where the underlayment gives out. We handle the relay, the HOA paperwork and the permit.

The Gilbert relay wave

Gilbert went from a small farm town to one of the largest towns in the country in about 20 years. Communities like Val Vista Lakes, The Islands and Finley Farms were built in the late 1980s and 1990s, and Power Ranch, Seville and Lyon's Gate followed in the early 2000s. Almost all of them used concrete tile over felt underlayment.

That felt is now 20 to 30 years old. We regularly find brittle, torn underlayment under tile that still looks new from the street. A relay keeps the tile your HOA approved and replaces what actually stops the water.

Working with Gilbert HOAs and the town

Gilbert HOAs tend to be detailed about exterior changes. Morrison Ranch and Agritopia have specific architectural guidelines, and larger associations like Power Ranch keep approved color lists. Even for a relay with the same tile, some boards want notice before a crew shows up.

We check your community's rules, prepare the submittal and coordinate the Town of Gilbert permit. Gilbert also sees strong monsoon cells moving up from the southeast, and wind-driven rain is what exposes old underlayment. Booking a relay in spring usually means you are finished before storms start.

Gilbert loves Brannock.

Monsoon damage

Microburst took off half our ridge caps around 9 PM. I called the leak line and a crew was tarping by 11. They came back two days later with a full photo report for my insurance company. Easy to deal with from start to finish.

Inspection

Hired them for a roof inspection while buying a house in Power Ranch. The report was clear, with photos and a price for the relay the roof will need in a few years. We used it to negotiate with the seller. Worth every penny.

Tile roof

Full relay on our Val Vista Lakes home. Tanya walked us through every line of the estimate, including the decking allowance, and we only used two sheets of the six budgeted. They credited the difference without me asking.

Response from the owner

Linda, that decking credit belongs to you, and we are glad the deck turned out better than we planned for.

Roofing in Gilbert, answered.

Does my Gilbert HOA need to approve a new roof?

Most Gilbert HOAs require approval for a change in tile color or profile, and some want notice even for a same-tile relay. We review your CC&Rs and handle the submittal as part of the job.

Is my Power Ranch roof due for a relay?

Many Power Ranch homes were built in the early 2000s, so their original underlayment is around 20 to 25 years old. A drone and under-tile inspection will show whether it is still sound or starting to fail.

Do you serve all of Gilbert?

Yes, from Val Vista Lakes and The Islands in the north to Seville and the southern farm communities near Queen Creek. Most inspections are scheduled the same week.
