South Scottsdale flats, north Scottsdale tile
South and central Scottsdale, including McCormick Ranch and Scottsdale Ranch, were largely built in the 1970s and 1980s. Many homes there have flat or low-slope roofs with foam or built-up systems behind parapets, and they need regular recoats and careful scupper work.
North Scottsdale grew later. DC Ranch, Grayhawk, Troon North and Silverleaf are known for clay and concrete tile, complex hips and valleys and a lot of desert contemporary designs with mixed flat and tile sections. These roofs call for experienced crews, careful tile handling and exact color matching.
Design review and custom homes
Scottsdale communities tend to have some of the most detailed design review in the Valley. DC Ranch, Silverleaf and Desert Mountain review roofing materials closely, and some require samples on site. We prepare the full submittal and meet review timelines.
Higher-elevation homes near the McDowell Mountains see strong storm winds and bigger temperature swings. Expansion and contraction from those swings works mortar joints loose on hips and ridges, so we check them closely on every visit. The City of Scottsdale requires permits for reroofs, which we pull and schedule. On larger custom homes we also coordinate with your builder or property manager if you have one.
