Older north Chandler, newer south Chandler
North of the Loop 202, many Chandler neighborhoods date to the 1980s and early 1990s. Clemente Ranch, Pecos Ranch and the areas around downtown have a lot of low-slope sections and foam roofs that need a recoat every 5 to 10 years, plus tile roofs that may already be on their second underlayment.
South Chandler grew later. Ocotillo, Fulton Ranch and Layton Lakes filled in through the late 1990s and 2000s, mostly with concrete tile. Those roofs are right in the 20 to 25 year window where underlayment starts to fail.
Heat, water features and HOA rules
Many south Chandler communities are built around lakes and golf courses, and HOAs there tend to be strict about exterior colors. Ocotillo and Fulton Ranch both have architectural review, so we submit color and profile before any change.
Chandler roofs deal with the same brutal heat as the rest of the Valley, and flat sections with dark cap sheets can run far hotter than the air. A reflective foam or coating over those sections is one of the most practical upgrades we offer here. Permits go through the City of Chandler, and we handle them.
